Job Description
Supervises, leads and coordinates employees engaged in maintaining a clean and orderly condition throughout the campuses. Strives for and ensures customer satisfaction in all areas of responsibility. Assigns routine employees to specific tasks. Educates and trains new employees. Demonstrates new techniques and equipment. Practices cost containment involving supplies and equipment purchases. Takes periodic inventories. Works with management on any unbudgeted needs. Responsible for the supervision of assigned facilities employees. Provides a clean and safe environment at the facility. Ensures proper staffing, training, organization, and direction of assigned facilities employees. Ensures compliance with all legal requirements.
• Assists in planning, developing, organizing, and directing the functions of the Maintenance Department, its programs, and activities. Supervises the day-to-day functions of assigned personnel. • Ensures that the facility and equipment is properly maintained for resident comfort, convenience, and safety. Helps establish an effective preventative maintenance program of cleaning, painting, maintaining equipment, etc. • Oversees remodels and other construction related projects, as assigned. • Assists maintenance staff with maintenance and repair on the facility and equipment to include campus safety, plumbing, plastering, electrical, carpentry, mechanical, painting, etc. • Tracks work assignments (using computer software and other means) to ensure satisfactory and timely completion of tasks and projects. • Participates in facility surveys (inspections) made by authorized government agencies and as assigned. Helps review and develop a plan of correction for maintenance deficiencies noted during survey inspections. • Helps monitor outside services to assure they are performed correctly. Recommends adjustments in maintenance services and use of vendors to assure quality, cost-effective work. • May serve on various committees of the facility (i.e., Infection Control, Safety, QA, etc.) and provide written/oral reports of the maintenance services and activities. • Manages staff of maintenance technicians and other personnel as assigned. Schedules employees and assigns work assignments. Assists in the selection of maintenance personnel. Monitors employee performance and conducts performance evaluations. • Ensures that maintenance staff follows safety regulations in the use of equipment and supplies. • Helps supervise safety and fire protection programs by inspecting work areas and equipment. Promptly reports equipment and facility damage. • All other duties as assigned.
